The order of the day…optimum
asset utilization in turbulent times.

"Strategic
Agility" is key to optimum asset utilization,
and survival. Yesterday the Chief Officers were touting double-digit percentage
growth in revenues and headcounts, and therefore eliciting responses from
Corporate Real Estate and Facility Management teams to implement accordingly.
Today those
same officers forecasts indicate flattened growth, and now CRE & F managers
must do a 180! Sound familiar? Do you have a strategic plan for both,
or better still, all potential scenarios?
Major clients have engaged SPACE to help them be prepared for just such
scenarios. At SPACE its called "Agility Planning" by the Strategic Consulting
team. How is it done? How does it look? First, a thorough review of the
leased and owned space is completed and documented, including current
and potential occupancy data…an inventory if you will. In addition other
appropriate space, which might be available or coming available is also
cataloged. Second, strategic executives are pressed for optimistic and
conservative growth plans, and median plans are either elicited or deduced.
Utilizing a variety of technology tools and techniques, the SPACE Strategists
prepare and sort data and create clarifying graphics for comprehension
of the challenges (See chart)
In conjunction with the CRE team SPACE then prepares action plans for
multiple scenarios in order of likelihood of occurrence. Note: most often
some hybrid of projections occurs and the asset utilization plan is a
synthesized model well. SPACE also provides data for analysis of financial
impacts of the various options. The results? Hear what one Corporate Real
Estate Executive from a major Biosciences firm had to say,
"The SPACE team assessed and demonstrated our utilization plan perfectly.
Moreover they provided the data for review of the effect of project work
in terms of Economic Value Add (EVA) and Internal Rate of Return (IRR)".
As a strategic partner for Corporate Real Estate executives, SPACE also
provides services for corporate standards / guidelines for space utilization,
build out, and product. These guidelines provide the venue for real estate
optimization programs. SPACE recently completed a successful international
standards program and publication for a global telecommunications firm.
